Our Process

Our focus is to make this sometimes overwhelming process easier for you. Therefore we have outlined the following steps LeBeau Construction takes to help you prepare.

 

Step One: Contact Us

 

Get a Free Estimate by filling out our online contact form or call us directly at (941) 380-5505.

 

Step Two: Our First Meeting

 

At our first meeting we will discuss your project and evaluate all of your options. We want to hear your ideas. After all, it's your home. We will also give design suggestions from our professional standpoint and review the overall project budget so that we can keep within that budget and get you the most bang for your buck. At the next meeting, we will present designs and plans for your approval.

 

Step Three: Creating Your Estimate

 

We will prepare a detailed scope of the work to be done from the designs you have approved. This includes a detailed description of each step of the construction process. We review this with you to assure that all previous discussions regarding construction details are included in the document. The scope of work clearly describes what is and is not included in the project, providing a clear understanding of what to expect.

 

Estimates generally take a week or so to complete, depending on the scope of your project. We like to provide our clients with the most thorough and detailed estimate possible.

 

When your estimate is complete, we will provide you a copy for review. Project pricing is extremely important, therefore, we have designed a user-friendly, custom spreadsheet to outline all anticipated costs. After you have reviewed the estimate we will go over any concerns or questions you may have.

 

Step Four: The Contract

 

After agreeing on a price and start date for your project, we will provide you with a clear and easy to read construction agreement that outlines start and completion dates as well as a detailed description of the work involved and the materials being used, including a written review of any structural designs and required engineering that will be submitted to the City or County for the necessary permits.

 

Step Five: Permits

 

In most cases your project will require a building permit. We apply for all necessary permits needed. Costs for permits will be included in your estimate.

 

Step Six: Starting Your project

 

After we receive the building permits, we are ready to start construction!

 

We will provide you with a schedule of the work being done. If there are any subcontractors being used for your project we will provide you with all their company, license, and insurance information (LeBeau Construction only uses licensed and insured subcontractors). We will also communicate with you on a daily basis and update you with the project's progress. Each week's anticipated progress will be outlined on your customized project calendar. Your customized project calendar will also provide time frames for client selections (such as tile choice or paint color selections).

 

Step Seven: Construction

 

During construction there will be inspections at different phases of the project.

 

Depending on the scale of your project these inspections are usually carried out at the rough and finish phases of the following trades - foundation, framing, electric, HVAC, plumbing and mechanical.

 

There will always be a licensed professional on site to meet with the inspectors.

 

The construction techniques used in Florida are similar to a traditional build in many ways but with some exceptions. To give you some idea on the process of building a home with LeBeau Construction, we have listed some of the key build stages here, showing the progression from lot preparation through to furnishing and the final clean.

 

Lot Preparation: Clear and fill of your lot, ready to lay down the groundwork. Lots vary in height in different areas, some lower lots require more fill to bring the site up to the required level.

The Slab: Form boards are placed on site and rough plumbing is laid before the slab is poured. This is the foundation of your new home.

Block Placement: All exterior walls are constructed of concrete block.

Tie Beam: This is a term you probably won’t recognize. The tie beam is a poured reinforced concrete lintel that runs around the top of the external walls. It is the tie beam that gives the house the rigidity it requires. The roof is actually tied into the construction with metal straps, which run through the tie beam and exterior walls, into the foundations.

Framing: The roof and internal walls are framed ready for shingles and drywall. The pool is dug and formed.

Roof Shingles: The roof is now weatherproof; all the internal work can now be carried out.

Electrical, AC, Plumbing, Insulation: Your home is wired and ducted for the air conditioning and heating unit. Plumbing is extended into the different facilities, insulation is installed.

Internal Finishes: Drywall is hung, taped and finished. Cabinets are installed.

Driveway & Landscaping: The driveway and lanai are formed and finished. The lot is landscaped.

Utilities / Furnishing: All the utilities are hooked up to your new home. Final furnishings and finishes are completed.

Your home is cleaned and ready for you to enjoy!

 

This is a simplified breakdown of the various build stages. When you decide to build a home with LeBeau Construction we will run through the process in far more detail.

 

Step Eight: Completion of your project

 

After the final inspections by the city inspectors and you are 100% satisfied with the final results, we will provide you with our written warranties for both labor and materials. 60 days from project completion we will schedule a site visit as a courtesy to ensure satisfaction.
